Terms & Rental Agreement

1. The agreement

By submitting a booking request through this site, you (the "Guest") enter into a short-term rental agreement with the owner of Remote & Modern Container Home on 5 Acres (the "Owner") upon the Owner's approval of your request and successful charge of your payment method. This page, your confirmation email, and the property's house rules together form the complete agreement.

2. Booking & payment

When you submit a request your payment method is saved securely with our payment processor (Stripe) but is not charged. If the Owner approves your stay, your card is charged the full quoted total. If declined, no charge is made.

A refundable security-deposit hold of $500 is placed on your card up to seven days before check-in and released within 1–3 business days after checkout, unless captured to cover damages, excessive cleaning, lost items, fines, or rule violations at the Owner's reasonable discretion. The Owner will document and communicate any deductions in writing.

3. Cancellation

The cancellation policy in effect at the time of your request applies to your booking and is recorded on your confirmation email. The current default policy is moderate — see cancellation policy for details.

4. House rules

By booking you agree to:

• Check-in after 3:00 PM, check-out by 11:00 AM
• Self check-in with smart lock
• No smoking anywhere on the property
• No parties or events
• Quiet hours 10pm–8am
• One well-behaved dog welcome ($85 pet fee). Dogs off the furniture; clean up after them
• Up to 4 guests total — primary guest must be 25+
• The stock tank is a stock tank, not a hot tub — it's for cooling off, not bathing
• Be mindful of the desert: weather and wildlife can be extreme and beautiful
• Dirt road access — no 4WD required, but drive slowly to keep the desert quiet

Violation of these rules may result in immediate termination of the stay without refund, capture of the security deposit, and recovery of additional damages.

5. Maximum occupancy

The property accommodates a maximum of 4 guests. Exceeding this limit, hosting unregistered guests overnight, or hosting parties or events is prohibited and grounds for termination of the stay.

6. Damages & liability

You are responsible for the property and its contents during your stay. Damage beyond normal wear is your financial responsibility, including but not limited to broken furniture, stained linens, lost keys, missing items, smoke damage, and pet damage. Damages exceeding the security deposit may be invoiced separately or pursued through small claims.

The Owner is not liable for personal injury or loss of personal property during your stay except where required by law. You stay at your own risk.

7. Right to refuse / terminate

The Owner reserves the right to decline any booking request and to terminate any stay where guests violate the house rules, misrepresent the party size or purpose of stay, or engage in illegal activity on the premises. No refund will be issued in cases of mid-stay termination for cause.

8. Disputes
